There is no one indicator of housing condition, although in general, the older the housing,
the more likely it is to be in need of rehabilitation. According to the 2000 U.S. Census,
22 percent of all the housing units in the SNHPC region were more than 60 years old
(built before 1940), while another 22 percent were built within the last decade.
Since 2000 SNHPC has been tracking and analyzing all residential real estate transaction in
the region (see our page on Housing related work). From 2001 to 2003 there was little change
in the overall number of units sold, however, prices across the region rose nearly 32 percent.
The table below summarizes transactions in the region from 2001 to 2003.

Note: The above averages and counts were calculated from a database of all residential transactions
in the region including single, two, and multi-family residential, condominiums, and manufactured houses.
Figures above may vary from those reported in the SNHPC Real Estate Tracking Reports as the reports
are calculated using transactions from October through September, whereas the figures above are from
January to December of each year.
A PDF file of additional tables and charts related to housing growth in the SNHPC region is also
available to download.
In an effort to track purchase price trends in the State, the New Hampshire Housing Finance Authority (NHHFA) compiles residential purchase price data on an annual basis. This data, and much more, is made available on the NHHFA website.
From 2004 to 2006, the median purchase price of a home in the SNHPC region experienced a slight increase of 2.08 percent. The highest increase was seen in Candia, with 17.65 percent. However, the largest decrease was seen in Hooksett, where the median purchase price dropped by 5.64 percent. The table below summarizes data for all new and existing homes in the SNHPC Region from 2004 to 2006.
